GMHF and the Minnesota Equity Fund are proud partners in the rehabilitation of the Minnesota Indian Women’s Resource Center in Minneapolis.

Sahan Journal profiled this project that included financing from GMHF and $6.5 million in private equity from the Minnesota Equity Fund through the federal low-income housing tax credit program.

The former hotel is being converted into permanent supportive housing for people formerly experiencing homelessness with support from Blue Cross and Blue Shield.

GMHF provided a deferred gap loan with 0% interest for 40 years as well as construction financing. The project also received 9% tax credits and significant contributions from the Rochester community.
The Minnesota Equity Fund provided $2.5 million in tax credit equity for this project that will serve a diverse mix of more than 120 tenants in Grand Rapids.

For the last decade, the property has provided stable living arrangements and supportive services for 70 people who would otherwise be homeless.

As the syndicator, Minnesota Equity Fund placed $3.3 million in 4 percent low-income housing tax credit (LIHTC) equity into a multi-investor fund operated by Cinnaire.

Higher Ground now provides shelter to more than 450 people, and includes 232 semi-private bunks and 165 single room occupancy units of permanent housing for formerly homeless individuals.

The plan for this project came out of the 18-month Housing Institute co-hosted by the Greater Minnesota Housing Fund and the Minnesota Housing Partnership.
